Moving In August

Another big week in the local real estate market with strong sales in Scarsdale and 4 home closings in Edgemont as well. A few observations: Though the inventory is moving, prices are down from 2008. For instance, 24 Eton Road sold for $3.1mm in 2007 and just closed again for $2,825,000.

Tax inequities are apparent: Both 44 Montrose Road and 50 Brookby Road sold for $1,225,000 – and the taxes on Montrose are $22,211 with the levy on the Brookby home $5,000 higher at $27,308.

Tear downs: Builders are busy again, buying homes and demolishing them. This week 14 Wildwood Road, a 1938 Tudor was sold for $675,000 – and the new owners applied to the Historic Preservation Committee for permission to take the house down. Their application was approved.
