Scarsdale Housing Market Outlook: What to Expect in 2026 - Greg Menell, Pendulum Property Group
In 2025, Scarsdale’s housing market remained defined by low inventory and steady demand, pushing the median sale price up 9% to $2.465M. Notably, homes priced $3.0M+ accounted for 32% of sales, up from 21% in 2024.
So, what lies ahead for 2026? To understand where the market is going, it’s important to look at what’s driving today’s conditions.
Inventory remains historically constrained. We enter 2026 with the lowest number of single-family homes for sale on record in both Scarsdale and Westchester County. Scarsdale currently has just 13 homes on the market, compared to 29 in 2024 and a pre-COVID average of 89. Across Westchester County, inventory stands at 455 homes, vs. roughly 500 last year and a pre-COVID norm of 1,700.
Several factors have contributed to this imbalance:
A full year of future sales in Scarsdale was effectively pulled forward between 2020–2022, as buyers fled NYC.
Record-low inventory across Westchester and Connecticut, combined with significantly higher prices in Florida, has limited downsizing/retirement options.
Lastly, even if would-be-sellers could find a place to go, many have been discouraged from moving, unwilling to trade their 3% mortgage rates for significantly higher financing costs.
Looking ahead, absent major geopolitical or equity-market shifts or changes to local zoning as previously pushed by Albany, 2026 is likely to bring more of the same. While the Fed is expected to turn more dovish in the back half of 2026 following Chairman Powell’s departure, meaningful rate declines will likely take time. Even then, potential sellers must still find viable alternatives.
As a result, unlocking inventory across all price points in Westchester, which is necessary for a healthy market, could take several years, potentially maintaining upward pressure on pricing in the near term, especially for Scarsdale homes listed below $2.5M, which have been in high demand. We will also continue to see some higher-end sellers opting to first attempt private listings to better signal their pricing while creating exclusivity, rather than leaving valuation to market uncertainty. Bottom line, it should remain a strong market for sellers, especially homes listed below $2.5M.
