Real Estate: Home Sales Figures for the First Half of 2018

The number of home sales is off for the first half of the year in both Scarsdale and Edgemont.
Reports show that in the Scarsdale School District, the number of sales fell from 130 as July 17, 2017 to 101 as of July 17, 2018, a 22% drop.
In Edgemont, sales dropped 28.5% from 49 homes as of 7/17/17 to 35 homes as of the same date this year.
Prices are also down, with the median sale price falling 3% from $1,650,000 to $1,600,000 in Scarsdale and 11% in Edgemont from $1,232,500 to $1,094,000 as of July 17, 2018.
Linda Dietz, an Associate Broker at Houlihan Lawrence noted that the issue may be about timing. The spring market was hurt by bad weather that prevented weekend showings and a nor’easter that knocked out power to many homes for almost two weeks. In addition, changes to the tax law that limit deductions for real estate taxes and mortgages may have initially scared off buyers, but now that they have had time to consult with their accountants, they may be back in the market.
Dietz notes that pending sales – or homes in contract -- are actually up this year in Scarsdale from 63 as of this date in 2017 to 71 this year. In Edgemont there are now 33 pending sales vs. 29 at this time last year.
So as the summer progresses, the outlook may improve.
