Third Quarter Report Shows Sales are Up in Scarsdale

Though many were worried about the Scarsdale real estate market after changes in the tax law reduced the real estate tax deduction to just $10,000, new numbers released by Houlihan Lawrence show that the year is shaping up nicely, and home sales are rebounding from 2018.

The realtors third quarter report shows that year to date 206 homes sold in Scarsdale, compared to 177 at this time last year, a 16% increase. Sales in Edgemont are off, with 53 homes sold year to date vs. 76 in 2018, a 30% decrease.

The median sale price is down slightly in Edgemont from $1,120,000 to $1,110,000 this year, off 1%, while in Scarsdale the median price has fallen 8% from $1,525,000 to $1,400,000. The fall in the median price might be due to the increase in the tax burden which caused sellers to adjust their prices and also reflects decreases in the price of luxury homes on the high end of the market.

Overall, it appears that homes are changing hands, even if not at the prices that sellers had hoped.
