Real estate stats for the second quarter are in and the numbers validate what we suspected ... sales are healthy in both Scarsdale and Edgemont and there is a modest increase in prices as well.
Here are the statistics for the second quarter of 2013 vs. the second quarter of 2012 from the Julia B. Fee/Sotheby's report:
Sales Volume:
Scarsdale: There were 91 homes in contract vs. 83 for the second quarter of 2013 vs. 2012 – an increase of 10%. There were a total of 76 closings in the second quarter of 2013 vs. 67 in 2012 – an increase of 14%
Edgemont: There were 35 homes under contract vs. 33 in 2012 – an increase of 6%.
25 homes sold in 2013 vs. 31 in 2012, a decrease of 19%.
Median Sale Price:
In Scarsdale, the median price showed a modest 1% increase rising from $1,288,000 to $1,300,000 in the second quarter of 2013 vs. the second quarter of 2012. This is a positive trend but prices are down from the median high of $1,415,000 in the second quarter of 2011.
In Edgemont, the median sale price for second quarter home sales was $989,000 vs. $947,000 in the same period in 2012 – a 5% increase. This is down from the high of $1,120,000 in the second quarter of 2010.

Another One Bites the Dust

The home and pool that once stood at 36 Garden Road are history. The house sold in early April for $1,875,000 and demolition had been cleared by the Committee for Historic Preservation the previous September. Taxes on the previous home were $52,629. Last week bulldozers were on the site and plowed down the entire structure.
