We stopped by the Scarsdale Congregational Church to chat with representatives from Tyler Technologies who are conducting meetings with residents who have questions about their new assessments following the revaluation. If you have questions, now is the time to make an appointment to meet with them. You do not need a lawyer and you can state your case as to why you believe your home may not be properly assessed. Tyler will also show you comparable properties that were used to value your home. They will be in Scarsdale until April 26 during the following hours:
Monday - Friday from 9 am - 5 pm
Monday and Wednesday from 6 pm - 8 pm
Saturdays from 11 am - 4 pm
You can make an appointment for a meeting with Tyler Technologies at Scarsdale Congregational Church by calling 722-1324, between 9 and Monday through Friday. All informal review meetings will be held in the basement-level offices of the Scarsdale Congregational Church at 1 Heathcote Road and residents are asked to park across the street.

Realtors React to Reval and this Week's Home Sales

With heads spinning over the revaluation, we asked two leading realtors in Scarsdale to give us their interpretation of what it will mean. Here is what we learned: Mark Nadler of Prudential Centennial said, "The results of the revaluation are causing dozens of people to contact tax reduction specialists, real estate brokers and the Village as these owners received significantly higher valuations which will lead to substantial tax increases. I have received one call from an owner concerned about the substantial reduction in their valuation and what it will do to their efforts to sell the house for a strong market value down the road. The suggestion from the Village seems to be to hire appraisers to come in and give an independent valuation. This is challenging because accurate appraisals are more difficult to accomplish in high-end markets. My suggestion is that owners contact a real estate broker they know and trust and have a market analysis done of their home so see whether the new value is actually over assessed instead of merely an increase. The "zero sum gain" that the Village keeps referencing does not address the inaccuracies of the valuations that were done."
Lewis Arlt of Houlihan Lawrence said, "It is certainly a subject of much conversation among homeowners. Of significance is the news that according to Tyler Technologies, 75% of properties either went down in assessed value or remained about the same. For the remainder, the good news is they now have an opportunity to review their new assessments between now and April 16, before they're posted on the tentative assessment roll. We will be closely monitoring the assessor's office for further updates. Historically, revaluations take some time to shake down and find their appropriate levels. And the process is still an ongoing one, with final assessments due out September 15."

New Assessments in the Mail on March 28

Watch your mail for an envelope from Tyler Technologies. The long awaited results of the Village Tax Revaluation are almost complete and your new assessment should be mailed on March 28. If you have questions about your assessment the letter will include instructions on how to make an appointment to review your file. According to an update from the Village Assessor's office, "Property owners who have any questions concerning their new assessment will be entitled to a one-time meeting with the valuation team of Tyler Technologies, during the period beginning March 31, 2014 through April 26, 2014; those preferring to submit written documentation with supporting market evidence of over-valuation may do so, which will be duly considered and treated as an informal meeting. "
Going Down: 134 Brite Avenue is history. A backhoe was on the property for weeks – and it appeared that they were taking down a large tree. But now we noticed that the whole house went down too. The original home, built in 1921, was approved for demolition by the Committee for Historic Preservation in September, 2013.
