Real estate stats for the second quarter are in and the numbers validate what we suspected ... sales are healthy in both Scarsdale and Edgemont and there is a modest increase in prices as well.

Here are the statistics for the second quarter of 2013 vs. the second quarter of 2012 from the Julia B. Fee/Sotheby's report:

Sales Volume:

Scarsdale: There were 91 homes in contract vs. 83 for the second quarter of 2013 vs. 2012 – an increase of 10%. There were a total of 76 closings in the second quarter of 2013 vs. 67 in 2012 – an increase of 14%

Edgemont: There were 35 homes under contract vs. 33 in 2012 – an increase of 6%.
25 homes sold in 2013 vs. 31 in 2012, a decrease of 19%.

Median Sale Price:

In Scarsdale, the median price showed a modest 1% increase rising from $1,288,000 to $1,300,000 in the second quarter of 2013 vs. the second quarter of 2012. This is a positive trend but prices are down from the median high of $1,415,000 in the second quarter of 2011.

In Edgemont, the median sale price for second quarter home sales was $989,000 vs. $947,000 in the same period in 2012 – a 5% increase. This is down from the high of $1,120,000 in the second quarter of 2010.
