Earlier this year, Village Trustees reviewed the results of an extensive Historic Resources Survey of Scarsdale Village. The study was commissioned by the trustees as part of an initiative to safeguard Scarsdale’s historic buildings which are not protected from demolition by the current Village code. Li/Saltzman Architects and Professor Andrew M. Dolkart reviewed almost every structure in the Village and researched historic information. In their study, which is posted on the Village website, they list 81 village structures that they believe warrant protection. However, the Board has yet to formulate a new law to prevent these buildings from being torn down. In the interim, the Scarsdale Forum is recommending a moratorium to “deny the teardown or significant alteration of the 81 structures listed.” This moratorium would be in effect temporarily to give the trustees time to “prepare, hold hearings and ultimately enact an amended statute for Historic Preservation.”

A meeting on Historic Preservation will be held at Scarsdale Village Hall on Monday night November 19 at 6:30 pm. Residents are invited to attend and learn more.

It was a rough week indeed for Scarsdale real estate. Flying trees battered our homes – though as far as I know, no roofs or facades blew off and we were spared the flooding that has devastated other parts of the metropolitan area. So take stock, clean up and be safe while you await Con Edison. Here are some safety tips on home generators and candles from the Scarsdale Fire Department:

The Scarsdale Fire Department would like to remind all residents to be extremely vigilant with their the use of candles and generators.  Candles should not be left unattended for any reason, and must be extinguished before leaving the room and before sleeping. Candles should only be placed on sturdy non-combustible surfaces and combustible items like paper and cloth should not be placed near candles.

When using generators be very mindful that carbon monoxide is created when the generator is running. Generators must be placed outside the house and in a well ventilated area. In addition, residents are urged not to connect their generators to their main electrical panel themselves – this work should only be performed by a licensed electrician. Finally, when connecting appliances, lights, etc. to portable generators be sure to use UL listed extension cords of adequate size and capacity.

All Fire Department business phone lines are still out due to the storm. Emergencies should be reported to 911 or the Fire Department emergency number at 722-1217. Non-emergency storm-related issues should be reported to Scarsdale’s Emergency Operations Center at 722-1150 between the hours of 6am – 9pm. After hours non-emergency issues can be reported to the Scarsdale Police Department at 722-1200.

Real estate sales statistics for the third quarter are in -- and the Scardale market is looking good. When looking at home sales for the third quarter, it’s no surprise why the Scarsdale school district had to hire several new teachers to staff elementary schools this summer – as school enrollment for 2012-2013 outpaced the demographer’s projections.

Sales data provided by Houlihan Lawrence shows that in the third quarter of 2012, Scarsdale home sales rose to 90 homes which is a 10% increase over third quarter sales of 82 homes in 2011. At the end of the third quarter, the number of total homes sold year-to-date was 178, in comparison to 173 at this time last year. And the good news for those who already live here is that the median price rose as well. Of the homes sold in the third quarter, the median price was $1,330,000 as compared to $1,203,750 in 2011, an 11% increase over last year. Year to date, the median price has increased modestly from $1,300,000 at this time in 2011 to $1,325,000 in 2012.

Edgemont saw a dramatic increase in third quarter sales, jumping 62% from 21 homes in the third quarter of 2011 to 34 homes old in the third quarter of 2012. Year to date, Edgemont home sales are up a whopping 110% over 2011, with 82 homes sold this year as opposed to 39 last year. The median price, year-to-date, of a home in Edgemont also increased slightly, from $925,000 in 2011 to $941,000 this year.
