Low Inventory Continues to Vex Buyers

For Scarsdale real estate, the numbers confirm what any realtor will tell you… there’s a profound shortage of listings on the market. According to a report from Compass, as of May 31, there were 139 listings, which represents a 41% decrease from the same time last year.

In 2021, Scarsdale saw a record number of home sales – 353 for the year. In 2022, the numbers normalized with a total of 278 sold. But this year is not looking great for sales. The homes that do come on the market are often gone within a week, at prices sometimes $1,000,000 higher than the assessed value.

Asked why homeowners are not listing, realtors report that there is a scarcity of options for downsizing in Westchester, and emptynesters are less likely to move to New York City.
