May Real Estate Data: Sales and Inventory Are Up

If it seems like you’re seeing a lot of FOR SALE signs in front of Scarsdale homes, your eyes are not playing tricks on you. New data from Houlihan Lawrence confirms that there are indeed more homes for sales, but the good news is that the number of sales and pending sales are up as well.
According to monthly data, as of June 4, 2019, there were 205 single family homes for sale in the Scarsdale School District as compared to 194 at this time last year. That’s an increase of 5.7%. The median sale price is down 13.6% from $1,601,000 last year to $1,382,500 this year, which may reflect an adjustment in prices to compensate for the loss of the real estate tax deduction.
On the positive side, buyers are taking advantage of the soft market and homes are selling. Year to date, the number of homes sold is up 16.9% from 65 homes sold at this point last year to 76 this year.
If you’re looking to move to Scarsdale, there are plenty of beautiful homes available and sellers are ready to make a deal.
Scarsdale Realtor Laura Miller made the following comment on the market:
“As of June 4, 2019 when we compare 2019 to 2018, although inventory is up 5.7%, pending sales are up 14.1%, which is very good news.
The message for sellers: if you are priced to show value, there are buyers for your property. Inventory is moving and you should adjust your price if you are not getting showings or you are getting showings and no offers. Both are signs that you are overpriced in this market and that buyers are not seeing value. There is certainly price compression year over year but if you are realistic about the value of your home in this market, there are plenty of buyers out there looking to buy.
The message for buyers: there is tremendous value to be had in this market at this time. We don't know what next year will bring so you may want to jump in sooner rather than later. It takes a minimum of 45-60 days to close with financing so if you want to be in by school, you should view listings this month very seriously. Sellers are looking to make deals.”
