A 10,700 square foot home on 2.45 acres in the Grange, originally priced at $8.5 million, was sold for $7,536,000. The 6-bedroom house has limestone floors, lots of glass and is flanked by hornbeam trees, a stunning pool and tennis court. This was Scarsdale’s top priced deal for 2020.
Also sold this week was an 8,700 square foot, 14 room home and a 1,300 square foot year-round pool house on 1 acre at 72 Sheldrake Road. This home also broke records, selling for $5,582,100. The home has a saltwater pool and golf course views.

Another Home Sale Tops $5 Million

This week we saw the second home sale of the year to top $5mm. 45 Colby Lane, located on 1.26 acres on a cul-de-sac in Heathcote, is over 8,000 square feet and has been renovated with a Christopher Peacock kitchen and a pool with cabana. The home sold for $5,200,000 making it the second biggest sale of the year after 12 Reimer Road, a comparably sized house that sold for $5,278,750 in June.
Why did this home command the price? Realtors surmise it was a combination of good timing, stunning renovations that produced a move-in quality home and a lovely pool, which are much in demand this year.
In other news, a hearing of an appeal to the Scarsdale Board of Trustees to overrule the Committee for Historic Preservation’s decision to save a historic home at 11 Dolma Road has been rescheduled from December 3, 2020 to Thursday February 4, 2021 at 5:30 pm.

Though 2020 has been a tough year for most local businesses, the real estate market is a bright spot on a grim horizon. The number of homes sold, as well as the median and average prices of those homes are all up.
Realtor Anne Moretti of Julia B. Fee Sotheby’s in Scarsdale supplied these stats, showing where the market is as of December 1, 2020. As we begin the last month of the year, there is a noticeable imbalance in supply vs. demand, as shown by the relatively small number of homes listed for sale compared to homes in contract (pending). While many homes have had multiple offers quickly this year, others in the upper price ranges (above $2.5m) have been selling at a more moderate pace.
Happily, 280 homes have sold in the past twelve months, as compared to 254 in the prior twelve months, an increase of 10.2%. Prices have also risen, with the median price jumping 10.2% from $1,399,000 to $1,542,000 and the average price up 5.1% from $1,661,000 to $1,747,000. In high-end or luxury home sales, 8 homes sold for $4mm and up in the past 12 months vs. 11 in the prior twelve months. Although only one home above $5m sold in the twelve months ending November 30th, seven more were in contract, one of which closed last week.
Overall, Moretti expects steady demand for Scarsdale homes to continue through at least the second quarter of 2021, as mortgage rates remain low and NYC buyers continue to recalibrate work-from-home and shifting lifestyle priorities.
