Real Estate: The Heathcote Applies for Conversion to Condos

What’s happening at The Heathcote, the 14-unit apartment building on the site of the original Heathcote Tavern at the Five Corners? The developers originally offered the units as co-ops but were unable to sell them. They changed course and rented the luxury apartments and the completed units are now all rented at rates ranging from $6,000 to $14,000 per month.
According to Dawn Knief of Compass Real Estate, the developers have applied to convert from coop to condo. If approved the taxes will not change unless the Village enacts the Homestead Act. Knief added, “Each unit comes with two parking spaces and a storage unit. There is a small gym in the building and of course, 24/7 concierge.”
The corner building is under construction with three units. The exterior of the building, which once housed the Heathcote Tavern, was maintained for historical preservation. These three apartments will be available for preview in January or February and for rental thereafter. Only one or two year leases will be offered since the developers expect to be approved for condo status within a year and then will seek to sell the apartments again.

Premiere Scarsdale Estate Sells for $7.8mm

Thanksgiving week heralded the biggest home sale of the year to Scarsdale. Two properties which had been previously merged into one 4.91 acre estate spanning Dolma and Mamaroneck Roads sold for $7.8mm. The 8,391 square foot Tudor style house at 11 Dolma Road was built in 1928 and includes six bedrooms. The second property at 100 Mamaroneck Road has a one bedroom sports house with 1/2 court basketball, gym, family room, billiard room, bedroom, two full bathrooms and a wine cellar. Real Estate: Sales Up, Prices Down in Scarsdale

How is the real estate market shaping up for 2019? We asked Angela Retelny from Compass Real Estate to give us her analysis of 2019.
She reported that in the first three quarters of 2019, 206 homes were sold in Scarsdale, vs. only 177 in the same period in 2018.
There was an 8.2% decrease in the median selling price which dropped from $1,525,000 to $1,400,000 in 2019 while the average selling price was down 12.7% from $1,847,329 in the first three quarters of 2018 to $1,611,921.
Retelny said, “The bottom line is that more transactions took place as buyers took advantage of lower prices and enjoyed great values while many sellers who were ready to move on met the market at the new levels.
I see renewed interest in Scarsdale and have recently sold homes to three young families where at least one spouse grew up in Scarsdale and are now moving back to Scarsdale to raise their own families. This is an interesting development as more young families are leaving the city to start a life in the suburbs. They are seeing how attractive suburban life is and all we have to offer.
There are interesting opportunities for buyers in the holiday season. Some sellers who have been on the market for a while are ready to move on and prepared to make deals at prices they were not entertaining earlier in the year. Many buyers are giving themselves a wonderful holiday gift by acquiring exceptional properties at great prices.
I am receiving multiple offers on many of my listings that have sat on the market earlier in the year. Most of my listings have recently sold or have signed contracts or deals in progress. I see many new buyers emerging and, although they are concerned about the tax changes, they are setting a budget including the taxes they can afford and focusing their search on properties that meet their needs and are affordable to them.”
