Real Estate: How Neighbors Can Create Open Space Plus Sales and Open Houses

Last year I was dismayed to see another house being torn down on Paddington Road -- but later surprised to find that after the rubble was cleared nothing was put up in its place. The property at 1 Paddington Road, pictured here, is an open lot planted with new large conifers. No massive house has been built. Why?
Curious, I took a look at the Village property records and made inquiries at various Village Hall departments and learned that a developer purchased the property in 2016 and tore down the house (built in 1951,) along with ten trees. As construction was underway for a new big house, a neighbor at an adjoining property at 9 Wayside Lane purchased the lot from the builder. Though it is still a separate tax parcel and building lot, it remains vacant and undeveloped for now.
According to Village records, this is not the first time neighbors have paid to create open space next to their homes.
Birchall Drive homeowners purchased two lots, adjacent to the 8.12 acre-residential property they already owned. In 2012, they bought a .88-acre residential property at 15 Kelwynne Road, subsequently tearing down the house and in 2015 they purchased a 1.43 acre-residential parcel at 91 Birchall Drive and proceeded to tear down that house and create a 10.43 acre property. This is the second largest property in Scarsdale after the 14.95 acre Winston Estate at 256 Griffen Avenue.
Heathcote Road homeowners also appear to have made a similar decision. In 2005, the owner of 185 Heathcote Road purchased an adjacent 1.31 acre lot at 189 Heathcote Road and in 2007 demolished a large Tudor home on the lot. Though they filed an application to build a new house there in 2010 they later withdrew the permit. Instead, an aerial photo shows what looks like a putting green and sand trap on the property – a nice use of the open space.
Quaker Ridge Golf Club also opted to expand their footprint by purchasing a home adjacent to the golf course in 2014. The house at 54 Bradford Road is 6,115 square feet and sits on 1.2 acres, a nice addition to the golf course. Though we don’t know for sure, the golf club may have purchased the property to prevent homeowners from complaining about errant golf balls that might fly in, as was the case on Brittany Close, on the other side of Quaker Ridge. The 54 Bradford Road parcel, however, is likely difficult for redevelopment, as there is a creek running through it.
In making inquiries I also learned that if a property becomes available, it can be purchased by a group of adjacent neighbors and subdivided. Though this may take some legal work, an application for subdivision can be filed and the property can be apportioned and added to the neighboring lots.
So if the house next door to you is up for sale, and you don’t want a larger new house to be built, consider your options for converting the lot into open space.

Committee for Historic Preservation voted to preserve it and the Scarsdale Board of Trustees overturned their decision. Real Estate: Sotheby's Donates $6,500 to Build a Home in Haiti Plus Sales and Featured Listings

William Pitt and Julia B. Fee Sotheby’s International Realty has partnered with New Story, a 501c3 non-profit, to build communities in Haiti, El Salvador and Bolivia, working with local partners to transform slums into safe, life-changing communities. Each home costs just $6,500 and is given to a family in need to impact their lives for generations to come. The Scarsdale office contributed $6500 to build one home.
“Our company is dedicated to partnering with philanthropic organizations that make a meaningful difference in the world,” said Paul Breunich, President and CEO of William Pitt and Julia B. Fee Sotheby’s International Realty. “We are proud that our latest partnership is with New Story, a non-profit that works toward transforming dangerous living environments in the developing world into communities of safe, sustainable homes.”
After several natural disasters including a devastating 7.0 magnitude earthquake in 2010, and a powerful hurricane in 2016, Haiti’s infrastructure has been severally impacted. So far the company’s brokerages in New Canaan, Wilton and Scarsdale, as well as its corporate office in Stamford, have completed a home for a family in need. The company has committed to building 21 homes company-wide.
New Story has created an innovative and more transparent model than the traditional charitable giving experience. Operations costs that the charity might incur are paid for through a separate group of investors, meaning every dollar given to New Story through donations goes directly to building homes.

Disappointing First Quarter Homes Sales for 2018

Home sales for 2018 are off to a slow start in Scarsdale, while Edgemont appears to be holding its own. For the first quarter of 2018 there were just 26 closings in Scarsdale, in comparison to 48 for the first quarter of 2017, a 46% drop, while in Edgemont, 11 homes closed in the first quarter of both 2017 and 2018.
The median selling price in Scarsdale was also lower - $1,778,000 for 1Q 17 vs. $1,601,000 in 1Q 18. This is surprising, because there were three sales in the $6 million range in February. In Edgemont, the median sale price fell from $1,350,000 in 1Q 18 to $1,190,000 for the first quarter of this year.
Could we be feeling the effects of President Trump’s new tax bill that limits mortgage deductions and eliminates the deduction for real estate taxes? Perhaps it has decreased the buying power of potential customers. In addition, the funky spring weather, power outage, spring snowstorms and colder than average temperatures could not have helped. With all these weather challenges, homebuyers may have been discouraged from driving north.
Despite these grim statistics, there were some sales this week – and there will be many open houses this coming weekend, when the forecast is for sunshine and warmer temps.
Explaining the sales results, Brad Kimmelman, Managing Broker at Julia B. Fee Sotheby’s said, “Uncertainty surrounding the new tax bill in November and December of 2017 fueled fear in buyers which halted deposits and contracts that effected closings in the first quarter of 2018. The weather was no help either. Deposits and contracts are way up going into Q2 and we are expecting a robust remainder of 2018!"

Unusually cold weather, with weekly snowstorms is causing a late start to the spring real estate market. According to brokers the weather is posing challenges for both sellers and buyers. The March Nor-easter, knocked out power to many for over a week and made it difficult to show homes, that were cold, dark and uninviting. Trees and wires blocked roads, impairing travel and not allowing Scarsdale to look its best. Even when power was restored more snow, sleet and rain may have dampened buyers’ spirits.
According to Gail Leone of Claire Leone Real Estate, "We have had several homeowners who have temporarily taken their homes off the market or have delayed putting their homes on the market due to all the March/April storms. The loss of power during the March Nor’Easter slowed the Spring Market also. One of our properties had water in the basement so that held up some showings. A fallen tree on one property lead to delays in showings because it was on the front of the property.The good news is that spring will eventually come to Scarsdale…. Historically, we have had slower spring markets but we still remain strong." Heather Harrison of Compass added, "The snowy spring has affected turnout at open houses but the serious buyers are still coming out to see properties despite the weather. On Monday morning during the unexpected accumulating snowfall we had a buyer come from jersey city before work for a second showing on a property in Edgemont! They were a half hour late but they were anxious to see the property again and it turns it they made an offer and hopefully will result in a deal!"
Maybe Mother Nature will be more cooperative in the coming weeks.
