An Improvement in High End Home Sales in Scarsdale

Is there a rebound in the sale of luxury homes in Scarsdale? Linda Dietz, an Associate Broker with Houlihan Lawrence shared the following:
Though year end data is not yet available, sales figures through December 12, 2017 shows a strong improvement in the $3MM-$5MM category. These high end sales were up from 15 homes in 2015 to 23 this year to date in 2016, a 53.3% increase. The supply of homes priced at $2.5MM+ is down from 62 to 50 homes, a 20% drop. Prices are also up. Unfortunately, the supply/demand analysis, which compares pending sales to inventory, shows the upper end price categories down but still in the sluggish range. To me this means we have indeed seen more sales on the high end but we still have a lot of inventory. Demand is now very high for homes priced at under $2.5MM but there remains an opportunity for buyers in the high end. Builders continue to buy up modest property and convert it to $3MM+ inventory and empty nesters continue to leave .
We don't yet have the data, but I do think there's been an up tick in activity and a new sense of urgency since the election. Though the future is still very uncertain, at least the question of who will be president (and control of Congress) is settled. I think people are now concerned about a rise in interest rates, which will reduce their purchasing power, but at the same time, like Wall Street, they are bullish about tax cuts and business prospects under the new administration. I believe we will have a strong spring market.

The median price of a home in Scarsdale has reached an all time high, rising to $1,505,500 from $1,409,250 as of this time in 2015. As of October 30, 2016, 235 homes had sold as compared to 248 at the same time in 2015. Here are this week's sales:

Partial Demolition of 41 Olmstead Road Approved Plus Big Sales

After over a year of deliberation the owners of a Tudor style home at 41 Olmstead Road built in 1931 received permission to demolish 51% of the home. The family was originally denied permission to demolish the entire house by the Committee for Historic Preservation in September 2015. They returned to Village Hall in July 2016 with an application to demolish 51% of the house in order to enlarge and modernize it, but since only 4 of the 7 members of the Committee for Historic Preservation were present, their application was denied as the 3-1 vote was not sufficient to approve their application.
Subsequently they appealed the ruling to the entire Board of Trustees who held a hearing on November 9th. Architect Roz Young and attorney Lucia Chiocchio of the law firm Cuddy and Feder of White Plains were both present. Young showed that substantial renovations to the home in 1958 had significantly altered the original design and presented plans to renovate the home and carefully match the style of the façade.
The attorney presented her arguments as to why the home did not meet criteria for preservation. It should be noted that the record showed that descendents of John Quincy Adams resided there in the 1930's but there was no record that they were historically significant.
Reading the resolution at the November 22 meeting, Trustee Carl Finger said that the Board of Trustees had reviewed all criteria for preservation and found that the house was not associated with a historical event, not sited in a historic district and was not listed in the Cultural Resources Survey that identified homes with historical significance. They said that the architect Stanwood Phillips was not a master.
The Board of Trustees voted 5-1 in favor of the resolution clearing the way for the renovation of the house.
An appeal to demolish a home at 12 Dolma Road that was denied by the Committee for Historic Preservation will be heard by the Committee of the Whole of the Board of Trustees on December 13.
